Google expands TPU AI push with growing off-balance-sheet lease guarantees

Alphabet’s maximum data center lease guarantee could rise to $43.8 billion, up from $6.5 billion nine months earlier, according to The Information, as it backs infrastructure used to deploy TPUs.

Wall Street’s focus on Big Tech AI spending may be missing a larger balance-sheet impact, according to a Nikkei investigation cited by Yahoo Finance. The four largest hyperscale cloud providers reportedly amassed about $1.65 trillion in off-balance-sheet obligations tied largely to data centers, power infrastructure, and long-term lease commitments.

Yahoo Finance highlights Alphabet’s use of financial guarantees as a clear example. Alphabet is expanding its AI infrastructure by effectively standing behind data center debt to accelerate adoption of its Tensor Processing Units, as it competes with Nvidia in the AI accelerator market.

According to The Information, Alphabet has agreed to guarantee up to $43.8 billion in data center lease payments if tenants default. Yahoo Finance says this maximum exposure increased nearly sevenfold from $6.5 billion just nine months earlier.

The arrangement, as described by Yahoo Finance, works through a structure where the cloud provider Fluidstack leases and develops data centers equipped with Google TPUs before renting computing capacity to Anthropic. By guaranteeing the leases, Alphabet helps lenders finance at lower rates, though the paper notes the accounting treatment can make the obligations look different than traditional debt.
