Cornelius panel approves rezoning for $18M hotel near Lake Norman
The 6.3-acre site near Sam Furr and Mayes roads will be shifted from rural preservation to conditional zoning, allowing a 40-room hotel plus cottages and amenities.
A metro Charlotte town board in Cornelius approved rezoning for a contested $18M hotel project in the Lake Norman area, clearing the way for the developer to proceed with permits.
According to the Charlotte Business Journal as cited by Bisnow, the Cornelius Town Board voted 3-2 during a Monday meeting to rezone a vacant 6.3-acre parcel near Sam Furr and Mayes roads from rural preservation to conditional zoning requested by local developer Jake Palillo of South Creek Construction.
Once permitted, Palillo can move forward with plans for what is referred to as the Cornelius Inn, a 45,000-square-foot upscale hotel with two stories and 40 rooms, plus seven rental cottages, a spa, a clubhouse, a pool, and open green space.
Local residents had opposed the rezoning since plans were revealed in March, citing concerns including increased traffic along the Sam Furr corridor and preserving rural land, with additional opposition voiced at earlier board and planning meetings.
Bisnow reports that supporters argued the development would create jobs and help address demand for hotel capacity in the area, while board members voting in favor said it would have a low impact on the town and expand the tax base; commissioners Susan Johnson, Robert Carney, and Scott Higgins backed the request, while Colin Furcht and Mike Osborne opposed it.
