L.A. County CRE investment sales rise 28.5% in July
Multifamily led the rebound, accounting for 58% of July capital as average pricing climbed across several property types.
Commercial Observer reports that Los Angeles County commercial real estate investment sales accelerated in July despite elevated borrowing costs, with long-term Treasury yields near multiyear highs.
NAI Capital, citing CoStar data, said about 7.25 million square feet of commercial property traded for $2.1 billion last month. That marked a 28.5% jump in dollar volume versus July 2025, and a 75% increase versus July 2024.
Multifamily dominated activity, with 3.43 million square feet changing hands for $1.22 billion, or 58% of all investment in the county during July. Sales volume for the segment rose 55% versus last year and nearly 166% versus July 2024, while average pricing for the overall market increased 28.7% to $376 per square foot.
Other sectors showed mixed results. Retail totaled 1.23 million square feet for $402 million, up 40% in dollar volume from a year earlier, while industrial saw 1.33 million square feet trade for $214 million with average pricing down 3.6% to $273 per square foot. Office was the only major property type to decline, with 1.26 million square feet sold for $262 million, down 9.7% in dollar volume and 23.4% in square footage, as average pricing fell 23.5% to $250 per square foot.
