Baron Real Estate Income Fund tops MSCI US REIT Index in Q2 2026

The fund rose 12.18% in the quarter, modestly beating the MSCI US REIT Index’s 11.84% gain.

Baron Real Estate Income Fund, managed by Baron Capital, gained 12.18% for institutional shares during Q2 2026, modestly outperforming the MSCI US REIT Index, which rose 11.84%, according to a Yahoo Finance write-up of the fund’s Q2 2026 investor letter.

The letter highlighted a constructive multi year recovery view for real estate despite elevated interest rates, affordability pressures, and disruption tied to AI, and it pointed to supportive factors including attractive valuations, accelerating M&A, favorable supply demand dynamics, healthy balance sheets, improving debt conditions, and growing recognition of real estate as an AI beneficiary.

The fund also emphasized the outlook for Prologis, Inc., describing it as a logistics real estate leader focused on high barrier, high growth markets. Prologis closed on September 21, 2026 at $133.74 per share, the shares were down 5.24% over the prior month, and up 18.68% over the past 52 weeks, the article said.

In its commentary on Prologis, the fund said its industrial REIT holdings are supported by demand, supply, and rent growth expectations, pointing to embedded growth from in place rents that generally sit about 20% below market levels, along with tailwinds such as e commerce expansion, supply chain logistics, just in time inventory strategies, and nearshoring and onshoring trends.
