Synergy One will assume Newrez distributed retail mortgage operations

The transition is expected to expand Synergy One’s national retail footprint, adding branches and originators, while Newrez redeploys capital to joint venture partnerships.

Synergy One Lending, a division of American Pacific Mortgage (APM), will take over Newrez’s distributed retail mortgage operations under a strategic transition agreement announced Wednesday, which the companies said is not a merger or acquisition.

HousingWire reports that the move shifts Newrez distributed retail operations and personnel to Synergy One as it builds out a purpose-built retail platform after its June merger with APM. Newrez, meanwhile, will reallocate capital to joint venture partnerships and its localized Newrez Direct strategy.

Synergy One said the deal will increase its national retail footprint by adding branches and originators as lenders continue rationalizing physical networks following years of margin compression and interest rate volatility. The company is licensed in 49 states, employs 540 people, and operates 65 branches nationwide.

HousingWire adds that, based on data from RETR, after the addition of Synergy One, APM has 1,135 producing loan officers as of July 6. Since the start of 2026, APM has produced about $5.1 billion in mortgages, ranking No. 29 among all U.S. lenders.
