Soft-launch home marketing lets sellers test pricing before broad listing

Redfin says a survey of 1,000 U.S. consumers found half are not familiar with selectively marketing homes before they appear on all major portals.

Real estate portals have traditionally posted new listings across major sites immediately, giving sellers a burst of day-one visibility but creating pressure to get the first listing right. Redfin News says many sellers are now using a “coming soon” style soft launch to market earlier, while keeping tighter control and using additional time to prepare, gauge demand, or test pricing before a wider debut.

Redfin points to consumer awareness gaps as a reason the strategy can matter for buyers, citing a Redfin survey of 1,000 U.S. consumers where half said they are not very familiar with the option to market homes selectively before broad advertising. For shoppers, the outlet warns that what appears in a search can depend on the site, so buyers should check multiple platforms to avoid missing homes available on only certain listings.

The article notes that Redfin Early Access lets buyers find homes on Redfin before they are listed everywhere else, including certain “Coming Soon” homes and properties tied to Redfin’s national partnership with Compass International Holdings. It also highlights that nearly a third of homes nationwide go under contract within two weeks, meaning early access could affect how quickly buyers can view properties and respond.

Redfin News includes an example from a Maryland agent describing how an alert about a Redfin Early Access home led to a private showing within 30 minutes, followed by an offer, after an initial pre-inspection did not confirm the home was right. The outlet adds that Early Access listings can be browsed on Redfin.com without a Redfin account, by entering a desired location in the search bar.
