Mid-America Apartment Communities seeks zoning change for 275 units at Phillips Place
The planned multifamily project would add 15,000 square feet of commercial space on the former Regal Cinemas site, where the theater was demolished in 2022.
Mid-America Apartment Communities is pursuing a zoning change to develop a 275-unit apartment complex at Phillips Place in SouthPark, with plans for 15,000 square feet of commercial space, according to ConnectCRE. The project site is the former Regal Cinemas location within Phillips Place. The movie theater was demolished in 2022, and Phillips Place is a 134,000-square-foot mixed-use center that opened in 1997, built by Lincoln Property Co. Phillips Place is currently owned by Simon Property Group Inc. ConnectCRE says the property was acquired by the national retail developer in November 2025 for $144.8 million from Lincoln and The Village Collection. ConnectCRE adds that MAA owns and operates more than 300 properties in 16 states and Washington, D.C., and entered the Charlotte market in 2010, where its portfolio now includes more than 20 properties.
