AI mortgage marketplaces pitch faster deals for middle-market CRE loans

A new wave of AI-enabled mortgage marketplaces is targeting middle-market commercial real estate lending, aiming to make it faster for borrowers to reach term sheets without cutting out brokers, Bisnow reports. The firms say automation and algorithms can streamline how mortgage brokers connect borrowers with lenders, helping brokers find deals more efficiently rather than replacing them.

Middle-market commercial and multifamily loans typically range from $5 million to $100 million, according to the article. Ginsberg, founder of mortgage marketplace CommLoan, said the approach involves onboarding the actual mortgage broker to preserve the broker relationship while improving the matching process.

The article also points to growth expectations for commercial and multifamily originations, noting the Mortgage Bankers Association projected 2026 originations would rise 27% year over year to $805.5 billion, up from $633.7 billion in 2025. Ginsberg said the middle market represents roughly 40% of total annual lending, and that many borrowers lack the banking and credit relationships enjoyed by larger players and institutional investors.
