Zillow agent directories may reward platform engagement over results
HousingWire says Zillow’s published directory methodology relies on signals like star ratings, review volume, and MLS-attached sales data, but those measures can track how much agents market on the platform.
HousingWire highlights a concern beyond Zillow’s lead-routing litigation, arguing that the Zillow agent directory itself can shape consumer perceptions by presenting rankings that look objective while reflecting platform engagement signals more than verified market production.
According to Zillow’s own published methodology for “Find an Agent,” the search surfaces agents using star rating, review volume, and sales data agents attach to their profiles via MLS IDs, with non-paying agents also included based on MLS records and consumer reviews.
HousingWire notes, however, that while Zillow does not disclose the full weighting of its ranking algorithm, the practical effect is that directory positions can correlate with behaviors that are tied to Zillow activity, such as aggressively soliciting reviews on Zillow, keeping profiles complete as a marketing channel, and entering transactions into Zillow’s system via MLS IDs.
The article situates this issue as a broader, consumer-impacting question that it says has received less attention than the “contact agent” referral fee disputes, while warning that the directory interface can lead buyers and sellers to assume the top-ranked agent is the strongest performer in their neighborhood.
