CookUnity signs for 4,721 sq ft retail space at Virgin Hotel NoMad

The new flagship store is expected to open in the first half of 2027, after the company moves from delivery into an on-site dining and retail format.

CookUnity, a subscription meal delivery platform, has leased 4,721 square feet of ground-floor retail space at Lam Group’s 1227 Broadway, also known as the Virgin Hotel New York City, in Manhattan’s NoMad neighborhood, Commercial Observer reports.

The location is set to become CookUnity’s first flagship storefront in New York City, with an opening expected in the first half of 2027. The outlet also notes it is unclear whether the NoMad lease represents a new location or a relocation of an existing site, and that asking rent and lease length were not available.

CookUnity said the flagship will include dining and retail options and space for community gatherings for people who like culinary arts. The company launched in 2015 and is headquartered in Brooklyn, and it currently operates a Manhattan kitchen hub at 534 West 50th Street in Hell’s Kitchen and an office at 36 Lexington Avenue in the Flatiron District.

Commercial Observer adds that the average asking rent for nearby retail space around Herald Square was $394 per square foot during the second quarter of 2026, citing CBRE data. The landlord was represented by Newmark’s Adam Weinblatt and Harley Bonn, while CookUnity was represented by Brand Urban’s Alexandra Yanoff and Christine Nebiar.
