JLL markets Hines 345-unit Maple Terrace Apartments in Uptown Dallas

Hines has placed its Uptown Dallas apartment development, Maple Terrace Residences, up for sale, with JLL marketing the property, according to ConnectCRE.
The 22-story, 345-unit building at 3003 Maple Ave. is part of a larger mixed-use site, and while the listing excludes additional office and dining space from that broader complex, the report says the mixed-use components total 155,000 square feet of office space and more than 15,000 square feet of dining space.
ConnectCRE reports the project involved converting a roughly 100-year-old building into offices and constructing the new apartment tower behind, after Hines bought the historic property in 2020 and started construction in 2021.
The apartment tower opened in 2024, and the report cites a 95.6% lease rate, more than 28,000 square feet of amenities, and nine penthouses that are 100% occupied, with an average rent of $15,145.
