Lario Investments plans 5-story mixed-use redevelopment in Denver

The project would replace a 1966 three-story office building with 106,811 square feet, including about 7,500 square feet of ground-floor retail and new fitness and parking.

Lario Investments is planning a mixed-use redevelopment in Denver’s Cherry Creek North area, filing plans with the city to replace a three-story office building at 2702 E. 3rd Ave. built in 1966.

The new project, called 3rd & Clayton, would be a five-story building totaling 106,811 square feet. It is designed to include 7,500 square feet of retail on the ground floor, 55,861 square feet of office space, and three floors of subgrade parking.

ConnectCRE said Lario Investments purchased the existing property in 2023 for $12.5 million. The development would include a lobby with a reception area, a building fitness center at the southwest corner, and tenant improvements that build on the site’s current garden level with two restaurants, La Merise French Bistro and Sweet Ginger Asian Bistro and Sushi.
