Mortgage rates hover in the low 6% range, with 6% the target

Mortgage rates are edging lower but are still hovering in the low 6% range, and Freddie Mac data cited by Yahoo Finance suggests many borrowers would need a significant shift for rates to return to the 3% area.
In its analysis, Yahoo Finance points to the average 30-year fixed mortgage rate at 6.16% as of January 8 and says that rate would translate to roughly $2,505 per month for principal and interest on a $410,800 loan, based on the median home price of $410,800 in Q2 2025 from Census data.
Yahoo Finance also notes that monthly costs would be higher once homeowners insurance, mortgage insurance, and property taxes are included, and it estimates that principal and interest paid in the first year on that loan would total about $25,169.
The article adds that the payment difference between a 6.5% rate and a 6% rate is about $134 per month, or $1,608 annually, based on its rate comparison.
