Richman and Monadnock seek approval for 420 homes in East Harlem

The proposed 14-story project would total about 648,000 square feet of residential space and is slated to start by early 2027 if approved.

Richman Group and Monadnock Development have filed plans with the New York City Department of Buildings to build a 420-unit mixed-use residential development at 243 East 125th Street in Manhattan’s East Harlem neighborhood, Commercial Observer reports.

The proposal calls for a 14-story building with 648,000 square feet of residential space, 82,000 square feet of commercial space, and a 10,700-square-foot community facility.

According to the DOB filing, construction is scheduled to begin by early 2027, with the second through 14th floors each expected to contain between 28 and 38 apartments.

The development would include 65 parking spaces, bicycle storage for 218 bikes, two retail spaces, and amenities such as a lounge, gym, kids playroom, and multipurpose room, and it would be part of the city’s B-East initiative tied to the East 125th Street Development project, which has already delivered 451 housing units including 344 affordable units and 65,000 square feet of retail space.
