X Capital starts work on 22-acre Melissa Park Village mixed-use project
The first phase will deliver 36,000 square feet of retail and 23,000 square feet of office plus ground-floor retail, with completion expected in 2027.
X Capital has begun infrastructure work on the first phase of Melissa Park Village, a 22-acre mixed-use development on the northeast corner of State Highway 121 and Melissa Road, just outside McKinney, according to ConnectCRE.
The project’s first phase includes 36,000 square feet of retail space across two buildings, and a two-story 23,000-square-foot building planned for office space with ground-floor retail.
The initial buildings are expected to be completed in 2027. Leasing is being handled by Weitzman’s Emilie Paulson, Maggie Hansen, and Addison Gragson, while Scott Smith and Corbin Tanenbaum are marketing land within the development for future apartments.
ConnectCRE also notes that Melissa ranked as the nation’s fourth-fastest-growing city, with population increasing nearly 15% to more than 29,000 residents.
