30-year mortgage rate hits highest level in a year

Freddie Mac data shows the average 30-year rate rose 8 basis points to 6.66% this week through Wednesday, the highest since late July 2025.

Mortgage and refinance rates climbed to their highest level in a year as investors grew more concerned about the Federal Reserve's plans to curb inflation and uncertainty tied to the conflict with Iran re-escalated, Yahoo Finance reports, citing Freddie Mac data.

The average 30-year mortgage rate rose 8 basis points to 6.66% for the week through Wednesday, the highest level since the end of July 2025.

Yahoo Finance adds that government bond yields, which mortgage rates closely follow, surged after the Federal Reserve held short term rates steady but three voting members supported a hike, with long term Treasury selling pushing the 30-year Treasury yield to its highest level in nearly two decades.

The outlet also notes that the 10-year Treasury yield jumped more than 4 basis points to 4.67% on Thursday, and Realtor.com senior economist Anthony Smith said the repricing in that benchmark rate points to upward pressure on mortgage rates in the days ahead.
