AI is changing how sellers evaluate real estate agent expertise

HousingWire says sellers should focus on an agent’s ability to explain pricing logic, buyer strategy, and deal contingencies, not polished materials that AI can generate quickly.

AI is making it easier for real estate professionals to produce polished listing pitches, including marketing plans and comparative market analysis summaries, which can reduce how useful presentation quality is as a signal of true skill, HousingWire reports.

The outlet argues that sellers should shift their screening from how impressive an agent’s materials look to how the agent defends the thinking behind pricing, buyer targeting, and deal plans, especially as markets and transactions change.

HousingWire says sellers can test expertise by asking an agent to explain why specific comparable sales were selected, which property is most similar to theirs, and what factors would make a buyer pay more or less.

The piece also emphasizes that agents still must interpret what photos and basic data might miss, such as road noise, insurance concerns, deferred maintenance, or other attributes that can change buyer demand.
