Center City retail demand extends into Northern Liberties and nearby streets
Center City District data shows occupancy rebounded from 55% at the pandemic peak in 2020 to 84% as of April, with occupancy above 88% on West Walnut Street.
Center City’s retail rebound is beginning to push outward into adjacent neighborhoods, with Northern Liberties emerging as a denser residential market that is increasingly drawing new storefronts, according to Bisnow. At the same time, Center City is still posting strong leasing metrics, with occupancy recovering from 55% in 2020 to 84% as of April, the report says, citing a Center City District update.
Bisnow reports that West Walnut Street has been especially tight, reaching more than 88% occupancy as of April, with only four first-floor vacancies between 15th and 18th streets. The outlet also points to new or expanded concepts along Walnut Street, including Lululemon nearly doubling its footprint to 7,300 square feet at 1720 Walnut St., after taking over the space next door earlier this summer.
The article adds that Indochino downsized into a 2,100 square foot space at 1519 Walnut St., and that Juice Pod opened at 1845 Walnut St. It also notes that Jordan World of Flight’s North American flagship store arrived at 1635 Walnut St. in October 2025.
Bisnow says expansion may continue along nearby corridors as occupancy improves in multiple pockets. Center City District CEO Prema Katari Gupta said retailers are starting to spill toward Chestnut Street and could go farther east, and the report cites early 2026 openings including Tidal Force VR and Rally House, as the west end of the corridor reached 85% occupancy in April.
