Camden Property Trust closes $1.625B multifamily portfolio sale
JLL arranged $566.6 million in agency acquisition financing, secured by seven of the portfolio’s 11 assets.
Camden Property Trust has completed the purchase of an 11-property multifamily portfolio in Southern California for $1.625 billion, in the largest U.S. apartment sale since 2024, according to JLL Capital Markets as reported by ConnectCRE.
The portfolio totals 3,620 units across Southern California submarkets described as supply-constrained, with properties including The Camden in Hollywood, Camden Crown Valley in Mission Viejo, Camden Landmark in Ontario, and Camden Hillcrest in San Diego’s Hillcrest neighborhood.
JLL said it also financed a significant portion of the deal, arranging $566.6 million in agency acquisition financing on behalf of the buyer. The financing is secured by seven of the portfolio assets.
ConnectCRE added that the loan is a five-year fixed-rate structure with full-term interest-only payments, and JLL said the debt terms were designed to preserve independent sale and refinance options for each asset. JLL Capital Markets’ Sales and Advisory team and Debt Advisory team led key parts of the transaction.
