Mortgage rates edge mixed lower as Iran talks focus on Hormuz
The average 30-year fixed rate fell to 6.60% while the 15-year fixed rate rose to 6.09%, according to Zillow data.
Mortgage and refinance interest rates were mixed on Wednesday, August 5, 2026, as negotiations with Iran continued to focus on clearing the Strait of Hormuz to help restore oil and natural gas flows, which can affect broader financing conditions. According to the Zillow lender marketplace, the average 30-year fixed mortgage rate was 6.60% today, down 4 basis points from Tuesday.
The 15-year fixed rate was 6.09%, up 2 basis points from the prior day. The 5/1 ARM rate was 6.79%, up 6 basis points versus Tuesday.
Zillow noted that the rates shown are national averages rounded to the nearest hundredth and that refinance rates can often be higher than purchase rates, although that is not always the case.
