Achieve closes first 2026 HELOC securitization at $261.5 million

The deal, backed by 3,129 fixed-rate, fully amortizing loans, has a weighted average combined CLTV of 65.67% and includes a five-year draw period with no prepayment penalties.

Achieve has closed ACHM Trust 2026-HE1, a $261.5 million home equity line of credit securitization backed by 3,129 newly originated, fixed-rate, fully amortizing loans, HousingWire reports.

According to HousingWire, the loans were cut off as of June 30 and the pool’s total unpaid principal balance is about $261.5 million, with a total credit line of about $276.5 million and a weighted average seasoning of three months. The transaction’s weighted average combined loan-to-value ratio, including borrowers’ first-lien mortgages, is 65.67%.

HousingWire adds that the HELOCs are fully drawn at origination and offered with 10- to 30-year terms that include a five-year draw period, and that there are no prepayment penalties.

The securitization uses six classes of rated mortgage-backed notes and three classes of unrated notes, with credit enhancement layers including subordination, excess interest, and a reserve account, and ratings were assigned by S&P Global Ratings and Morningstar DBRS. HousingWire also reports that Deutsche Bank Securities served as structuring agent and lead bookrunner, with Barclays and Jefferies as joint bookrunners.
