Commercial and multifamily mortgage originations rise in Q2 2026

MBA data show dollar originations up 12% from Q1, with retail up 61% and office loans up 47% year over year.

Commercial and multifamily mortgage loan originations increased in the second quarter of 2026, rising 16% year over year, according to the Mortgage Bankers Association’s Quarterly Survey of Commercial/Multifamily Mortgage Bankers Originations. Dollar volume also climbed 12% from Q1 of 2026, ConnectCRE reported.

ConnectCRE said the broad-based pickup was driven by higher originations across multiple property types, including retail, office, hotel, industrial and multifamily. Dollar volume for retail properties rose 61%, while office loans increased 47%, lodging properties were up 19%, multifamily rose 8%, and industrial increased 6% year over year.

Not all sectors improved, with healthcare originations decreasing 19% year over year. The MBA associated the lift with improving capital markets and stronger transaction activity supporting higher origination volumes.

ConnectCRE added that MBA’s commentary highlighted renewed office lending activity and particularly strong gains from CMBS and bank lenders in the second quarter, even as activity remained uneven across capital sources and some property sectors.
