Grand Rapids tops Midwest housing surge as affordability draws buyers

Grand Rapids, Michigan is leading a Midwest housing surge as buyers increasingly look for affordability and stronger job prospects, HousingWire reports. The outlet’s data show the metro logged the highest year over year gain among major U.S. cities, with pending home sales up 93.3% year over year.
HousingWire data also indicate weekly pending contracts rose from an average of 194 in August 2025 to 375 by July 2026. Despite the demand pickup, the market has only 1.0 month of inventory.
The shift reflects value driven migration as coastal markets cool, according to HousingWire. The article points to other Midwest gains as well, including Madison and Cleveland, as buyers search for areas where their salaries stretch further.
HousingWire also contrasts listing prices across regions, noting San Jose at $1.699 million and Seattle at $899,000, versus Cleveland at $259,900 and Detroit at $270,000. Jeanette Schneider, president of REMAX Southeastern Michigan, said Grand Rapids is increasingly attractive to young professionals and young families because it offers both affordability and opportunity.
