Inherited homes accounted for 340,000 transfers in 2025, with liens risk

About 7% of all U.S. property transfers were inherited in 2025, but mortgages tied to the home can still trigger foreclosure if heirs do not keep paying.

Inherited homes made up about 7% of all U.S. property transfers in 2025, with a new record high of 340,000 properties transferred through inheritance, according to Cotality, as reported by Yahoo Finance.

The story warns that inheriting a house does not always mean it is debt free, because a mortgage is treated as a lien on the property itself rather than a personal obligation that ends when the original borrower dies.

According to legal expert Raul Gastesi, founding partner of Gastesi Lopez Mestre & Cobiella, the lender’s right to foreclose can follow the property into the hands of heirs, and inheriting alone does not stop the obligation to make payments.

Yahoo Finance also notes that cases like this often occur when families are grieving or disputing property during probate, leaving payments unmade so the loan can go into default and the bank can sell the home at auction.
