Opa-Locka seeks talks on long-term ground lease for downtown redevelopment
The first phase would replace six city-owned properties with 225 apartments, plus 35,000 square feet of retail anchored by a grocery store and a 100-room hotel.
DBJ&L and MRK Partners are working with the town of Opa-Locka on a redevelopment of the historic downtown, with plans that include thousands of new homes and major retail space, according to ConnectCRE.
Opa-Locka’s community redevelopment agency voted to authorize negotiations for a long-term ground lease involving the development group and six publicly owned properties. The developers plan to replace those buildings with a first phase featuring 225 apartments and 50,000 square feet of flex space, including a 35,000-square-foot grocery store and a 15,000-square-foot daycare facility.
Across all phases, the project would add about 1,500 residential units, including affordable housing, along with 275,000 square feet of retail. The broader plan also calls for a 100-room hotel, a structured parking garage, and a new elementary school on more than 16 acres.
ConnectCRE noted the scale of the proposal, describing it as one of the biggest projects in years for a town with a population of about 16,000 people last year.
