Westville signs lease for Murray Hill location at 540 Third Avenue
The 4,148-square-foot deal includes 2,739 square feet on the ground floor and 1,409 square feet on the lower level, with CBRE data showing average retail asking rents near Herald Square of $394 per square foot in the second quarter of 2026.
Westville has signed a lease for a new location in Manhattan’s Murray Hill neighborhood, at the base of 540 Third Avenue, also known as the Dian, according to Commercial Observer. The restaurant brand is taking 4,148 square feet within the 22-story, 160-unit residential building at the corner of Third Avenue and East 36th Street. The lease covers 2,739 square feet on the ground floor and 1,409 square feet on the lower level, though the asking rent and lease term were not disclosed.
The outlet reported that the deal was brokered by Meridian Capital Group, with CBRE’s Robert Bonicoro and Betsy Da Silva representing Westville and Meridian’s James Famularo and Jordan Langer representing the building ownership. Ownership is described as a joint venture between Gilar Realty and Ranco Capital.
Commercial Observer added that the timing of Westville’s opening at 540 Third Avenue was not disclosed. In a statement, Meridian cited ongoing demand for well-built, well-located retail on Third Avenue, while Famularo pointed to signals of neighborhood repositioning in the area.
