July existing home sales fall 1.7% to a 4.06 million pace

NAR said inventory declined to 1.54 million units, leaving 4.6 months of supply, while the median price rose 2.0% to $434,100.

The National Association of Realtors reported that existing home sales in July fell 1.7% to a seasonally adjusted annual pace of 4.06 million, though the sales level was up 0.7% from a year ago, HousingWire reports.

The median existing-home price increased 2.0% year over year to $434,100. At the end of July, unsold inventory dropped to 1.54 million units, representing 4.6 months of supply, according to NAR data cited by HousingWire.

NAR also released its Housing Affordability Index, which came in at 103.3, up from 98.3 a year earlier. The Realtors Confidence Index showed median days on market rose by one day from both a month and a year ago to 29 days.

HousingWire added that first-time buyers accounted for 29% of sales, up from 28% a year ago but down from 33% in June. The outlet also noted data pointing to a possible pickup in single-family existing home sales in August, citing a weekly rise for the week ending August 7, 2026.
