SRS Real Estate Partners sells Vienna, Virginia retail property for $14.95M
The two-story, 1.19-acre asset is fully occupied, with Chick-fil-A operating on the ground floor and Flagship Carwash on the second floor.
SRS Real Estate Partners completed the sale of a two-tenant retail property at 540 Maple Avenue in Vienna, Virginia, for $14.95 million, about 15 miles from Washington, D.C., ConnectCRE reported.
The property, built in 2019 on 1.19 acres, is a two-story asset fully occupied by Chick-fil-A on the ground floor, including a drive-thru, with Flagship Carwash operating a full-service facility on the second floor.
SRS Capital Markets Executive Vice President and Managing Principal Andrew Fallon and First Vice President Philip Wellde represented the seller, the property’s original developer, while the buyer was a local investor, according to the outlet.
ConnectCRE said the transaction was marketed as a net lease investment offering that attracted interest from a range of investors, including high-net-worth and 1031 exchange buyers seeking long-term passive income.
