Two new steakhouses take space in Atlanta Midtown and office towers

One tenant, Hal’s “The Steakhouse,” will open a 24,000 SF restaurant and arts facility that reuses the historic Patterson House mortuary site, while Fleming’s Prime Steakhouse & Wine Bar leases 8,300 SF at Midtown Union.

Developers in Atlanta are leasing space for two major steakhouses, including one planned at a historic Midtown building tied to a former mortuary. Portman Holdings announced Hal’s “The Steakhouse” will open a new 24,000 SF restaurant and arts facility at the Patterson House attached to its Spring Quarter mixed-use project in Midtown. Portman bought the property for redevelopment after it previously housed H.M. Patterson Funeral Home & Gardens, and the planned restaurant is expected to seat around 400 patrons.

Hal’s owner Sammy Jimenez said the concept will expand further beyond Midtown, with a fourth location planned for Roswell in 2028. The Patterson House is part of Portman’s Spring Quarter development, which also includes Ten Twenty Spring, a 25-story, 525,000 SF office tower, and Sora at Spring Quarter, a 370-unit apartment tower.

In another leasing move, Fleming’s Prime Steakhouse & Wine Bar announced it is opening a new location at Midtown Union, an office-centric mixed-use tower at 1331 Spring St. Fleming’s will take 8,300 SF in the 26-story, 612,000 SF building developed by MetLife Inc. and Granite Properties. The article also notes Midtown-area deal activity beyond the restaurants, including office expansion by Law firm Maynard Nexsen and separate apartment complex sales involving ParkProperty Capital and Bell Partners.
