Existing-home sales hold steady in July above a year ago
Sales slipped 1.7% from June to a seasonally adjusted annual rate of 4.06 million, while housing supply fell to 1.54 million units.
Existing-home sales stayed relatively stable in July despite elevated mortgage rates, though activity eased from June and remained higher than a year ago, according to Mortgage News Daily citing National Association of REALTORS® data.
Sales fell 1.7% month to month to a seasonally adjusted annual rate of 4.06 million, but were 0.7% higher than in July 2025. NAR Chief Economist Lawrence Yun said home sales have been notably stable despite the rising mortgage-rate environment.
Inventory declined during the month, with total supply dropping to 1.54 million units, down 1.9% from June and 0.6% from a year earlier. At the current sales pace, unsold inventory represented a 4.6-month supply, unchanged from both June and July 2025.
Home prices continued to increase even with a subdued sales pace. The median existing-home price rose to $434,100, up 2.0% from July 2025 for the 37th straight month of year-over-year gains, while the Housing Affordability Index improved to 103.3 from 98.3 a year earlier.
