Liverpool-area home prices surge 83% over the past decade
Savills data found Liverpool led a club-by-club ranking, while Fulham lagged with only 1% growth around Craven Cottage over the same period.
Housing outlet Bisnow highlighted Savills research that ranks UK residential property price rises using the average change in home prices within 1 mile of each club’s ground over the past decade.
The analysis showed an 83% increase in home prices around Liverpool’s Anfield, placing Liverpool top in the “alternative Premier League” ranking. Second-place Leeds United’s Elland Road area rose less, by 70%, while Nottingham Forest, Manchester City and Manchester United rounded out the top five.
In the relegation zone, Bisnow said three west London clubs saw flat or low growth in their most expensive postcodes. Fulham finished bottom with only a 1% rise around Craven Cottage, Brentford grew 4% and Chelsea 5%.
Savills analyst Daniel Hill, as cited by Bisnow, argued that high-value areas around Fulham, Brentford and Chelsea saw 5% growth or less versus UK CPI inflation of 42%, implying real price falls. Bisnow also noted Arsenal’s Emirates Stadium area rose 17%, enough to place it one spot above the relegation zone.
