Humboldt Park leads Chicago home demand, Redfin says
Redfin attributes the surge to strong year over year listing-view growth and limited inventory this summer, even as higher mortgage rates keep some buyers and sellers on the sidelines.
Humboldt Park is Chicago’s hottest neighborhood of 2026, edging out Huntley and Belmont Cragin, according to a Redfin analysis of U.S. zip codes in the Chicago metro area. The ranking is based on year over year growth in listing views on Redfin.com and Redfin Compete Score, a measure of how difficult it is to win a home.
Redfin says the neighborhoods’ appeal reflects buyers who want to stay close to established communities and popular amenities without paying top dollar. A Redfin principal agent in Chicago also described how buyers can remain within the city while living outside trendier areas.
The outlet adds that Chicago’s housing market is roughly balanced between buyers and sellers this summer, but inventory remains limited. Redfin also points to higher mortgage rates as a factor keeping some would-be buyers and sellers on the sidelines, while noting that desirable, well-priced homes can still draw bidding wars.
Redfin highlights local drivers behind the demand. It cites Humboldt Park’s central location near Logan Square and the impact of the area’s public park, and it links Huntley’s growth to new construction that offers both brand-new homes and rehab opportunities, while tying Belmont Cragin’s rising values to its proximity to other northwest side neighborhoods.
