Kinsmen to build 322 homes at 156-166 Bowery in Nolita
The proposal would create three mixed-use, mixed-income buildings totaling 322 homes, including 124 senior affordable units and ground-floor retail if approved.
Kinsmen Property Group is seeking approval to redevelop the 156-166 Bowery site in Manhattan’s Nolita neighborhood into a housing project with 322 homes, Commercial Observer reports. The New York City developer has filed a land use application with the Department of City Planning to replace previously vacant buildings at the address.
The plan calls for three mixed-use, mixed-income buildings. A 29-story building would include 124 affordable apartments for seniors, while two separate 26-story buildings would each add 99 mixed-income units, plus ground-floor retail totaling 3,260 square feet and 4,391 square feet, respectively.
If approved, the project is expected to enter public review through the Uniform Land Use Review Procedure, or ULURP, by the end of the year. Commercial Observer notes the site had earlier development plans, including a 2022 filing by prior owner Real Estate Equities Corporation to build a seven-story retail and office project, which later stalled.
Kinsmen’s principal Ari Zagdanski said the project aims to add more than 300 homes to Lower Manhattan as the city faces urgent housing needs. The article also says Councilmember Christopher Marte, partnering with Kinsmen on the approval process, called the redevelopment a critical benchmark for the Bowery area and noted it would provide senior affordable units comparable to those previously planned for a nearby Elizabeth Street Garden project that was scrapped earlier this month.
