Alliance starts Broadstone Gosling Oaks, a 388-unit complex near The Woodlands

The project will come amid a Houston-area multifamily slowdown, with units under construction down 29% year over year to about 13,200, according to Colliers data cited in the release.

Alliance Residential Co. has started construction on Broadstone Gosling Oaks, a 388-unit apartment community in Spring, near The Woodlands, according to a press release covered by Bisnow.

The development sits within the 50-plus-acre Gosling Oaks mixed-use project and follows Alliance Residential’s acquisition of a 15-acre parcel from Newman Commercial Real Estate earlier this year. The first residences are expected to open before the end of the year.

Bisnow reports the broader Houston-area context is weaker for multifamily building, with about 13,200 units under construction in the market, down 29% from a year earlier, based on Colliers’ second-quarter report.

Alliance is also focusing on “disciplined starts” intended to align deliveries more closely to 2027 and 2028, when the report says deliveries are expected to decline and the development environment may feel less competitive. Newman’s Gosling Oaks plan includes more than 100,000 square feet of retail, restaurant, and office space around green space, and the site has seen multiple tree relocation and installation efforts.
