PMC Property Group pitches 31-story, 372-unit apartment tower in Philadelphia
The proposal would replace a historic industrial building and requires a rezoning process at the legislative level, with Council President Kenyatta Johnson representing the area.
PMC Property Group has proposed a 31-story, 372-unit apartment building at 200-10 S. 24th St. in Philadelphia, bordering Walnut Street and overlooking the Schuylkill River, according to Bisnow. The plan calls for a 486,500 SF tower and an attached 118-space parking garage.
The proposal would replace an existing historic industrial building on the site, which is known for a mural celebrating the Phillies. It remains unclear what any demolition would mean for the artwork, and PMC does not currently own the property.
Bisnow reports the lot is still zoned for industrial use, and PMC’s stated goal is to seek a rezoning at the legislative level. The process would require support from Council President Kenyatta Johnson, the neighborhood representative, and PMC’s land use attorney, Adam Laver of Blank Rome, said the project could involve a joint venture.
The developer’s plans also include studio and one- and two-bedroom units, plus amenities such as an outdoor swimming pool, a fitness center, and private roof terraces. The site includes Walnut Bridge Parking & Storage with a 160-space public garage, and vacant ground-floor space that most recently housed Sweat Fitness, which closed in 2022.
