Hawkins Way Capital buys Loeb Hall student residence for $51.5M

The 268-bed Loeb Hall near Union Square will be renovated and repositioned under Hawkins’ Found Study student housing platform.

Hawkins Way Capital has purchased Loeb Hall, a 268-bed student residence hall at 131 to 135 East 12th Street near Union Square, for $51.5 million from The New School, according to city records published Tuesday, as reported by Commercial Observer.

The deal is described as Hawkins’ third student housing acquisition in Manhattan this summer, with the purchase made through the entity 135 E 12th Owner. Commercial Observer reports that Joshua Bird signed for the buyer, while Loretta Ferrari signed for The New School.

The outlet notes that Loeb Hall was removed from The New School’s undergraduate housing options this year, though it was not clear why the school stopped using it as an active dormitory.

Hawkins said the property will undergo renovations and be repositioned under its Found Study student housing platform, while the parties did not immediately disclose who brokered the sale, Commercial Observer added.
