Kennedy Wilson selected as preferred bidder for Notting Hill Genesis £750M PRS
The London and Chelmsford portfolio includes 15 buildings and 2,079 apartments, and Notting Hill Genesis plans to use proceeds to reduce debt and fund new affordable homes.
Kennedy Wilson has been chosen as the preferred bidder to acquire Notting Hill Genesis' £750 million private rented sector portfolio, according to Green Street News as cited by Bisnow. The bidder edged out Adira Capital and Hayfin and housing association Hyde Group in the final round of bidding.
Notting Hill Genesis is selling its Project Vanguard portfolio of 15 buildings across London and Chelmsford, comprising 2,079 apartments split between freeholds and leaseholds. The portfolio is operated by the housing association’s specialist PRS division, Folio, and is described as almost fully let.
The housing association said it is seeking to recycle capital into its core operation, with expected proceeds intended to bring down debt, increase investment in its existing estate, and accelerate delivery of new affordable homes across London. Deloitte was appointed to sell Vanguard in July 2025 after a strategic review, while CBRE is advising Kennedy Wilson.
Bisnow also notes that Kennedy Wilson has been active in UK residential assets, including its UK single-family rental joint venture with Canada Pension Plan Investment Board, which in May exchanged contracts for 788 units for £300 million across 10 transactions. Since the CPP-Kennedy Wilson JV was announced in October 2024, approximately £700 million has been committed to the platform, with a target size of 4,500 units across 23 sites, and the article says all parties declined to comment.
