Zillow forecasts faster rent growth as for-sale activity slows

Zillow projects single-family rents to rise 2.1% in 2026 and says rent growth accelerated 13% from the prior month.

Zillow Research forecasts that the rental market is gaining momentum heading into the final stretch of 2026, while the for-sale market may be running out of momentum.

In its August housing market outlook, Zillow says rent growth accelerated 13% from the prior month, citing the shift as evidence that rental demand is strengthening.

Zillow projects single-family rents will rise 2.1% in 2026, reaching a level that reflects the improving rental trajectory.

The forecast also points to a pause in the for-sale market, suggesting competition for homes may remain more muted even as rentals pick up.
