Fulton Grace Realty settles Chicago lawsuits over alleged voucher bias
The company agreed to retrain all leasing agents and pay an undisclosed amount after plaintiffs alleged source-of-income discrimination tied to housing vouchers.
Chicago apartment company Fulton Grace Realty has settled a pair of lawsuits brought over allegations that it discriminated against tenants using housing choice vouchers, according to Bisnow.
The complaints, filed in 2025 by Hope Fair Housing Center, Northside Community Resources, and five voucher holders, alleged that after voucher applicants interacted with company agents, the agents would stop communicating, deny applications, or reject applicants using irrelevant criteria. Hope Fair Housing Center and Northside Community Resources carried out roughly 30 fair housing tests between 2022 and 2024, finding evidence of source-of-income discrimination in 20 cases, Block Club Chicago reported.
Fulton Grace said it welcomed the chance to continue working with third parties to ensure agents comply with the Fair Housing Act and the Illinois Human Rights Act, including protections tied to source of income. In a statement reported by Bisnow, the company said the settlement is a good-faith resolution and does not represent a finding of liability or fault.
As part of the settlement, Fulton Grace agreed to pay an undisclosed amount to the plaintiffs and change its application practices. The company also agreed to retrain all leasing agents and employees within three months, and it has more than 400 leasing agents across Illinois.
