San Diego homes sell in 32 days, eight days faster than last year

San Diego sellers are outnumbering buyers by 30.3%, while the national median time on market stayed at 49 days in July.

San Diego homes are moving faster than they did a year ago, with the typical listing finding a buyer after 32 days on the market, according to Redfin News. That is eight fewer days than last year, the biggest year over year decline for the metro since March 2024.

Redfin reported that buyers have more negotiating power in San Diego, where sellers outnumber buyers by 30.3%. It said the market is mixed, with homes that are clean, updated, and ready to live in attracting attention quickly, while other property types can still sit.

Nationally, Redfin said homes took a typical 49 days to sell in July, unchanged from a year earlier. It attributed part of San Diego’s split to differences between single-family homes that sell quickly and condos that can take longer.

The outlet also pointed to California’s SB 326, the “Balcony Bill,” which requires homeowner associations to inspect and repair exterior structures every nine years. Redfin said the resulting HOA fee increases and assessments have helped explain why attached properties in the metro may face longer selling times.
