UK homes in national parks cost about 24% more, Nationwide says
Nationwide also found a 6% premium for homes within three miles of a national park, and the average New Forest property price was £563,000.
Housebuyers in the UK are paying a notable premium to buy property inside national parks, according to Nationwide research cited by the Guardian Business. The lender said homes located within a UK national park cost 24% more on average than similar properties elsewhere.
Nationwide also estimated that properties within three miles of a national park carry a 6% premium. The New Forest was identified as the most expensive national park area to buy, with an average property price of £563,000, followed by the South Downs at £485,000 and the Peak District at £450,000.
The study found an additional 14% premium for properties in England and Wales national landscapes, previously known as areas of outstanding natural beauty. Surrey Hills ranked as the most expensive national landscape, with average prices of £710,000.
Nationwide linked the pricing to restricted development in national parks, which limits new housing supply and keeps prices relatively high. The lender also noted its earlier 2024 research, which showed national park homes attracted a 25% premium and national landscape properties were 15% more expensive.
