Seattle-area sellers get more marketing flexibility under new MLS policy

Northwest MLS says the First Look status will allow listings to enter the market in different ways, including enabling programs like Redfin Early Access without running into restrictive rules.

Northwest MLS (NWMLS) announced a new First Look status for the Seattle area that gives homeowners more flexibility in how and when their listings go live. The policy is framed as a change from one-size-fits-all marketing rules toward options tailored to different seller goals, such as showing a home to all buyers immediately or holding it back briefly to refine pricing.

The shift is expected to let sellers use marketing approaches that match privacy, timing, or lifestyle needs, while also giving brokers more room to serve clients. Redfin highlighted that the new status can support programs such as Redfin Early Access without forcing sellers into restrictive requirements intended for an earlier model of MLS distribution.

Redfin also pointed to its research suggesting that allowing sellers more control over how they market can increase the number of homes for sale. In a market where buyers are described as stretched for affordability, the company said more inventory would be beneficial for competition and choice.

The outlet said the change followed earlier discussions in which Redfin asked NWMLS for more marketing flexibility and for brokerages to be able to compete and innovate while preserving what makes the MLS valuable. Redfin endorsed NWMLS for responding with what it calls a pro-consumer, pro-competition solution.
