HPD files plans for 215-unit Bronx apartment building on Third Ave.
The 176,000-square-foot project would include 7,000 square feet of commercial space, and HPD is seeking a change to an 85-foot height limit nearby.
New York City’s Department of Housing Preservation & Development (HPD) has filed plans for a 215-unit apartment building on a vacant city-owned lot in the Bronx’s Melrose neighborhood, according to ConnectCRE.
The project would be located at 3116–3124 Third Ave., with a total of 176,000 square feet of development expected to rise 20 stories. HPD selected Bronx-based developer Procida Cos. and community development nonprofit Nos Quedamos to carry out the effort.
HPD says the building would also include 7,000 square feet of commercial space and amenities such as a community room, a second-floor terrace, and a roof terrace.
To move the project forward, HPD is asking the city to remove an 85-foot height limit for new multifamily developments in the vicinity and to create an Urban Development Action Area Program for the area, with guidelines for income-restricted and affordable housing tied to the Melrose Commons Urban Renewal Plan.
