30-year fixed mortgage rates hold near 2025 highs

Top-tier 30-year fixed rates were 6.89% at the start of the week, and bond moves toward slightly higher levels could push rates up again by tomorrow.

Mortgage News Daily reports that top-tier 30-year fixed mortgage rates began the week essentially where they finished Friday for the average lender, at 6.89%. The rate level is just below the highest point since June 2025.

The outlet said mortgage rates have been rising steadily since the Iran war ceasefire ended, with the uptick often aligning with higher fuel prices. It also noted that while mortgage pricing is tied to bond market moves, lenders typically aim to make rate changes only once a day if market conditions are calm.

Mortgage News Daily added that the current “unchanged” reading comes with a caveat, because bonds have been signaling slightly higher rates. It said the implication is that tomorrow’s rates could be modestly higher unless bonds improve again before lenders set their daily rates, typically around 10 a.m. ET.
