CTown and Atlantic Market sign deals for Brooklyn grocers

The supermarket leases, signed Aug. 15, call for 8,400 square feet for CTown and 8,000 square feet for Atlantic Market, with openings expected in Q3 2027.

Two new supermarkets are set to open on Atlantic Avenue in Prospect Heights, Brooklyn, after CTown Supermarkets and Atlantic Market signed 20-year leases for space at two EMP Capital Group residential developments.

CTown will take 8,400 square feet at the base of the 19-story, 237-unit 1042 Atlantic Avenue, also known as Prosper Brooklyn, while Atlantic Market will occupy 8,000 square feet on the ground floor of the 19-story, 257-unit 880 Atlantic Avenue, also known as Eight80 BK. Both sites completed in recent years, and the deals were signed Aug. 15.

Commercial Observer reports that both independently owned and operated supermarkets are expected to open during the third quarter of 2027. The asking rent was $50 per square foot for each lease, and broker MOD Commercial Realty represented both sides on each transaction.

In both projects, EMP Capital used New York City’s Food Retail Expansion to Support Health, or FRESH, program, which provides zoning benefits and tax incentives to allow slightly larger buildings when they include a qualifying grocery store. The developments were also enabled by the Atlantic Avenue Mixed-Use Plan approved by the New York City Council in May 2025, which is designed to support about 4,600 new apartments, including 1,900 income-restricted homes.
