Manhattan set for 768 sponsor condo units in Q4 2026, study says

Brown Harris Stevens Development Marketing expects 1,100 units delivered citywide in 2026, with 768 of them slated for the fall quarter.

Manhattan is expected to see a sharp jump in new condo supply in the fall of 2026, with research from Brown Harris Stevens Development Marketing projecting the release of 768 sponsor units across 20 new developments in the fourth quarter, the largest quarterly level since 2014, Commercial Observer reports. The firm said sponsor units are condos sold directly by the developer, and it framed the increase as a response to years of constrained new inventory alongside pent-up demand tied to developed sites coming to market. Brown Harris Stevens Development Marketing noted that its analysis covers the number of new units introduced to the Manhattan condo market over the last five years, and it projects roughly 1,100 units to be delivered in Manhattan in 2026. The research also points to recent quarter-to-quarter swings, citing that only 41 sponsor units were delivered in the fourth quarter of 2023, 90 in 2024, and 264 in 2025, versus a five-year average of about 263 units.
