Loan officers urged to challenge assumptions before complex-income preapprovals

HousingWire highlights a common failure mode in mortgage preapprovals for borrowers with complex income, saying these files can break when assumptions are treated as already proven rather than validated in later review.
The outlet recommends loan officers use a structured set of questions to identify the income source that is actually “load-bearing” for the approval, avoid double counting, and clearly document what underwriters and reviewers must still confirm.
It notes that loan officers should distinguish between saying a borrower appears to have a workable path and presenting a “maximum approval” as if multiple income streams have already passed review.
HousingWire also advises LOs to explain what the approval number assumes, rank income sources by what is required versus merely helpful, and write uncertainty as testable statements, including factors like payment form, ownership, access, and whether a compensation stream has the required history.
