Pending home sales fall to lowest level in nearly 3 years

For the four weeks ending Sept. 13, pending sales slipped 5.4% year over year to 299,126, while the median asking price edged up to $395,841.

Pending home sales in the United States fell to the lowest level in nearly three years, according to Redfin data for the four weeks ending Sept. 13, 2026. Pending sales declined 5.4% year over year to 299,126 and dropped 3.5% week over week.

The same period showed the housing-market backdrop shifting in buyers' favor as supply conditions eased. Active listings rose 1.5% week over week to 1,497,731, months of supply increased to 4.1 from 3.9, and the share of homes with price drops rose to 20.8% from 19.7%.

Price and financing signals were mixed. The median sale price was $397,633, up 2% year over year, and the median monthly mortgage payment was $2,633 on a 6.76% mortgage rate, up 3.4%. Median days on market was 46 days, unchanged, while homes sold above list price increased to 25.1% from 24.5% and the average sale-to-list price ratio rose to 98.6% from 98.4%.

Redfin said new listings improved as demand cooled, which gave more options to buyers. New listings rose 1.5% year over year but fell 0.5% week over week to 363,298, and Redfin highlighted that the lower competition and increased negotiating leverage could benefit serious buyers as summer ends.
