Brokerages face rising costs to complete residential transaction files

HousingWire says transaction coordinators cost $300 to $500 per deal, or brokers pay for tools that still require manual handoffs for steps like drafting, signature chasing, disclosures, and escrow follow-up.

HousingWire argues that while commission pressure has grabbed attention, the operating cost to finish a residential real estate file has not fallen along with commissions.

The outlet says many transaction tools only track tasks, but they do not draft documents, chase signatures, complete disclosures end to end, or handle escalation for exceptions.

It notes that brokers and agents often pay a transaction coordinator $300 to $500 per deal, or subscribe to a monthly tool that tracks the file and then hands the work back for steps including drafting, signature chase, disclosures, vendor pings, and escrow follow-up.

HousingWire also suggests end-to-end automation that drafts documents, chases signatures, and escalates exceptions could lower per transaction costs compared with flat coordinator fees, targeting the quieter bill that arrives at every closing.
