Land buyers should verify flood and wetlands data before closing

A LandThink land buyer said confirming FEMA flood maps, wetlands inventories, county GIS, zoning, and USDA soil surveys took hours and uncovered details not shown in listings.

LandThink is urging prospective land buyers to verify flood risk and wetlands information before purchasing, saying that while many data points are public, they are often scattered across different sources.

In a land buying example shared in its Q&A series, a buyer looking at Florida properties reviewed FEMA flood maps, wetlands inventory, county GIS, zoning information, and the USDA soil survey.

The outlet said some of the information found was not included in the original listing, including flood zone designations, soil types with wet areas, and zoning details buried in county pages.
